Is your home assessed too high?

Compare your McHenry County, Illinois property-tax assessment with market evidence and similar homes nearby. Free, and it takes about ten seconds.

How the check works

  1. Your assessment. We read your assessed value from McHenry County’s public parcel records.
  2. Market evidence. We estimate today’s value from an automated valuation model, comparable listings near you and your own sale if it was recent.
  3. A fair comparison. Assessments always trail the market a little, so we compare your level with the typical level in your township, not with 100%.

Questions

Is this an appraisal?

No. It’s a screening tool that tells you whether a closer look is worthwhile. For an appeal, recorded sales of similar homes and errors in your property record are the strongest evidence.

What does it cost?

The check is free. If it finds a likely problem, you can order a full appeal package for $50.

Can an appeal raise my assessment?

The Board of Review can change an assessment in either direction. Increases on homeowner appeals are uncommon, but appeal only when your evidence is solid.

Where does the data come from?

Assessments come from McHenry County GIS. Valuations and comparable listings come from RentCast.

What do you keep?

We log which parcel was checked and the result. We don’t store your IP address; a one-way scrambled version is kept for two days to stop abuse. If you sign up for reminders, we keep your email and the parcel until you unsubscribe. If you order an appeal package, we keep your contact details, order and photos to prepare your appeal; email us to have them deleted.
